Operator and agreement

BC Private Office is operated as a private real estate introduction and information service by the operator of BC Private Office. References to the office, we, or us mean that operator. You can contact the operator through the introduction route. By using the public site or accepting an invitation, you agree to these terms and our privacy notice.

Private access

Accounts are personal, invitation-only, and non-transferable. An invitation does not guarantee continuing access, access to every residence, or acceptance of any inquiry. You must provide accurate information, protect your credentials, use only your own account, and notify the office promptly if access may have been compromised.

Confidential material

Private dossiers are shared for your own considered evaluation or, for authorized brokers and representatives, a named client purpose. You may not republish, forward, screenshot for distribution, scrape, index, sell, or use confidential material for solicitation. You must respect any additional confidentiality instruction attached to a residence or mandate.

Property information and no offer

Information is provided in good faith for preliminary consideration. It is not a representation, warranty, valuation, legal opinion, binding offer, or promise that a residence remains available. Dimensions, ownership, condition, title, planning position, specifications, imagery, availability, and commercial terms require independent verification and may change or be withdrawn without notice.

Your diligence

Nothing on this platform replaces independent legal, financial, tax, technical, survey, planning, or property advice. Any viewing, negotiation, deposit, or transaction remains subject to owner approval, identity and compliance checks, formal written agreements, and professional diligence. You are responsible for decisions made using platform information.

Acceptable use

You may not test or bypass platform security, automate collection, introduce harmful code, impersonate another person, misstate your authority, interfere with service, or attempt to access a dossier or administrative function beyond your role. You may not use the platform in breach of law, third-party rights, sanctions, confidentiality duties, or a property owner's legitimate interests.

Intellectual property

The platform design, editorial material, marks, dossiers, photography, plans, and compilations are owned by or licensed to the office and remain protected by applicable intellectual property rights. We grant invited members a limited, revocable, non-exclusive right to view authorized material for its stated private purpose. No other right is granted.

Availability, disclaimers, and liability

The platform is provided on an as-available basis. To the fullest extent permitted by law, we disclaim implied warranties of uninterrupted availability, fitness for a particular purpose, and accuracy or completeness of third-party property information. We are not liable for indirect, consequential, special, or lost-opportunity damages arising from use of the platform or reliance on a dossier. Our aggregate liability arising from the platform will not exceed the amount you paid us for platform access during the 12 months before the claim, or USD 100 if you paid nothing. Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for fraud or wilful misconduct.

Suspension and termination

You may stop using the service at any time and ask us to close your account. We may restrict, suspend, or end access immediately to protect an owner, member, mandate, or the platform, to comply with law, when these terms or confidentiality expectations are not observed, or when an account is no longer needed. On termination, your right to access private material ends, but confidentiality, intellectual property, liability, governing law, and any provisions that by nature should survive will continue.

Governing law and changes

These terms and any non-contractual dispute arising from them are governed by the laws of Lebanon. The competent courts of Beirut, Lebanon have exclusive jurisdiction, except where mandatory consumer law gives you the right to bring a claim elsewhere. We may update these terms to reflect service, security, or legal changes. Material changes will be identified here and, where appropriate, communicated before they take effect for active members.
